Existing dwellings are required by law (From 1st Jan 2009) to have a BER cert whether the property is being bought/sold or LET by a landlord.

New dwellings are also required by law to have an accompanying cert from the 1st July 2008.

A Building Energy Rating makes the energy performance of a home visible to prospective buyers and tenants enabling them to take energy performance into consideration in their next house purchase or rental decision.

There are fines of up to €5,000 for non-compliance with the regulations.
